If you want to expand your home and create a wonderful space you’ll get great use of for three to four seasons, consider adding an addition of a screened-in porch. It’s much easier, quicker to build and cheaper to add than a regular room. It typically does not require a foundation, insulation or HVAC system. Zoning
“Based on the lot size, there may be zoning restrictions on your property which prohibit you from making certain additions to the property. It will not be able to be included in your usable square footage of the house so you will not get a higher appraisal or resale value. But a screened in porch is more attractive to a buyer and may set yourself apart from another home for sale.

There are a ton of options to add indoor / outdoor furnishings, wrap around couches, rugs, fabrics, side tables, etc. that will make this room inviting. Consider items that are waterproof since a heavy rain may come in sideways and get your items wet.

Since a screened in porch is bug free, dining will be a pleasure while being completely wrapped in the outdoors.
Hot / Cold
Think about including a fireplace or heater for cooler days and a ceiling fan to cool the hot days.
Lighting
Adding different types of lighting in the room will add ambience. Talk with your contractor about adding a skylight as well to bring in more sunlight.
